The resident portal¶
This page is written for owners and residents. Estate offices can share it as it is.
Signing in¶
Open the link your estate sent you (or maskaniapp.codevertexafrica.com, then type the estate code
the office gave you) and choose Resident portal. Enter your phone number; you get a code on WhatsApp.
There is no password.
What you can do¶
- See your units and accounts. Each account shows what you owe, when you last paid and how to pay by paybill, including the account number to type.
- Pay. Press Pay now to get an M-Pesa prompt on your phone. For more than M-Pesa allows (KES 250,000), pay by bank transfer or cheque and enter the reference; the office confirms it once the money arrives.
- Read your statement and download it as a PDF.
- Query a bill within 30 days of it if something looks wrong. The office answers within a week and you get the answer by email.
- Raise a request for a repair, with photos, and follow it until it is done. Confirm the work when you are happy, or reopen it within seven days.
- Create gate passes for guests, deliveries, contractors and domestic staff. Your visitor gets a code by WhatsApp.
- Answer the gate. When a guard rings you about a walk-in, you get a notification to let them in or decline. Allow notifications the first time the portal asks; on an iPhone, add the portal to the Home Screen first (Share, then Add to Home Screen).
- Follow your purchase if you are buying a unit. Purchase plan shows what you have paid, the balance and every instalment. When the developer agrees a new payment plan with you, it appears there with the reason; press Accept the new plan to put it in force. After full payment you see your handover date and, after handover, whether any snags are still being fixed.
- Read notices from the estate office.
- Read and accept documents. Documents holds the letters and certificates the estate issues you. An agreement (a payment plan, a bill-to consent, a letter of offer) shows Accept: read it, press Accept and type the code sent to your phone or email.
- Manage your household (owners and the person renting the unit). Under Household, add family members and domestic staff, then create gate passes for your staff from Visitors. Add your cars so the guards recognise them. Remove anyone who leaves; their passes stop at once.
- Look after your data. Under the account menu, Your data and privacy shows what the estate keeps and the terms you accepted. Ask there for a copy of your data, a correction, or to have your details erased; the estate answers within 7 or 14 days. See Privacy and personal data.
Install it on your phone¶
The portal works like an app. On Android choose Install when your browser offers it; on an iPhone use Share, then Add to Home Screen.
